These terms apply when you use the Sydney Custom Builders website. They do not replace the written quote, building contract or other project documents agreed for building work.

2. Website Information
The website provides general information about Sydney Custom Builders, our service areas and the types of work customers can ask us about. Information on the website is not a building quote, planning approval, engineering advice or a promise that a particular job can proceed.
Building and planning requirements can change and may apply differently to each property. Obtain current advice from the relevant council, certifier and qualified project professionals.
3. Enquiries, Quotes and Contracts
Sending an enquiry does not create a contract or require Sydney Custom Builders to accept the job. We may need further information, drawings, reports, selections or a property visit before deciding whether we can quote.
Any quote will state its own validity period, inclusions, exclusions, allowances and payment arrangements. Building work begins only after the required written agreement has been accepted and the starting requirements in that agreement have been met.
4. Information You Send Us
Please make sure the contact details, property information and documents you send are accurate and that you are authorised to share them. Do not upload material that is unlawful, misleading or unrelated to your building enquiry.
Plans, reports and approval documents can be revised. It is your responsibility to identify the current version and tell us when information changes.
5. Changes to Building Work
A requested change or an unexpected property condition may affect price, timing and the work required. Changes to contracted building work are handled under the written contract and should be recorded before the changed work is carried out.
6. Statutory Rights and Warranties
Nothing in these website terms excludes rights that cannot lawfully be excluded. Residential building work in NSW is subject to statutory warranties under the Home Building Act.
Current NSW Government guidance states six years for major defects and two years for other defects, starting when the work is completed. The rules can depend on the contract and circumstances. Read the current NSW home building contract guidance.
